Pricing

How we price a storm rebuild

Hail and wind jobs run from one slope to a full tear-off, so we don't print a price per square. We print how the number is built, and then the number, in writing.

  • What moves the price

The same roof costs different amounts because of the things below. The visit tells us which apply.

    • The size and pitch of the roof, and how many stories

    • How many layers of old roofing come off

    • The deck under it, which we see once the old roof is off

    • The material you choose, and whether the insurer's estimate priced the same one

    • Code items, permit and haul-away

    • Matching: siding and trim that is no longer made

  • What our estimate includes, and what it doesn't

Every line is named so you can set it beside your insurer's.

    • Tear-off, underlayment, edges, flashing, vents and the new roof

    • Cleanup, with a magnet sweep

    • The permit, if your job needs one

    • Deck repair at a per-sheet price written down before we start

    • Not included: interior finishes, contents, your deductible

  • What happens at the visit

We photograph every slope and wall, measure, and ask where you've seen water.

    • You don't need to be on the roof

    • Bring the adjuster's estimate if you have it

    • We tell you when you'll have our number before we leave

  • Hidden damage and change orders

If we open a wall or lift the old roof and find more, we stop, show you and price it on a written change order before the work goes on.

    • Nothing is added without your signature

  • When you get the number

A written estimate follows the visit. If there's an adjuster's estimate, ours is set out in the same order so you can compare line to line.

    • The supplement request is a separate document

Paying

Your deductible and the insurer's checks

The schedule is written into your contract.

  • Your deductible

It's yours to pay. We don't waive, absorb or rebate it, and it's on its own line in the contract.

  • At signing

A deposit to schedule the crew and order material. The amount is in your contract.

  • The insurer's checks

These come to you, and often to your lender too. We agree on dates in the contract, and a payment is due when its stage is done.

  • At the end

The last payment is due after the walk-through, when the short list is finished and the completion photos are with you.

Why no averages

We don't print a price per square

A single-slope repair and a full tear-off with new decking are different jobs, and the same house can be either after one storm. An average printed here would be wrong for most roofs.

What we can promise is the way the number is built: every line named, in your insurer's order, with the deck priced in advance. Ask for it in writing and compare it to anyone else's.

Ask for an estimate

The visit is how we build the number. Tell us what the storm did.
